Useable Square Feet (USF): This is the space a business operates in. It typically does not include common areas, such as lobbies, stairs, and hallways. The USF typically does include spaces within the business space; restrooms and hallways are factored in to the useable square feet.
Rentable Square Feet (RSF): To find the RSF, the USF is added to a pro rata portion of the common areas. The RSF is most applicable in a multi-tenant building and cover shared expenses, including landscaping, waste management, and building maintenance.
Gross Square Footage: Gross Square Footage is generally only used for free standing, single-tenant buildings. To calculate this, simply measure from the face of one exterior wall to the face of the opposite exterior wall.
